Having Trouble Securing a Rental?

Trying to secure a rental in the current market is a nightmare with demand at an all time high (the highest I have seen in the 16 years we have been in operation!).  We understand this is extremely stressful for those of you needing to secure a home.  Please understand we are doing all we can to secure additional houses to lease and are trying to make our leasing process fair for all, however the reality is that demand is outstripping supply making it very difficult for us to help you all.  In some instances we receive over 60 applications for a property.

Many people are asking 'why is it so hard?'.  Well there are a number of factors.  Firstly the banking royal comission in 2015 made it very difficult for investors to continue to obtain 'interest only' loans, forcing a number of investors out of the market, and making it less attractive for investors to build new investment properties as finance has been difficult to obtain.  This coupled with COVID which has seen a huge number of investors that live overseas or interstate move back home to the security of SA has taken even more properties out of the market.  Sadly for tenants, when demand outstrips supply it forces rents upwards too, adding to the burden many of you may be facing.

So what can you do?  Our best suggestion is to keep an eye out for new listings and book quickly to secure a spot at an open for inspection.  For security and COVID reasons, we need to cap the number of attendees.  This is causing further frustration for those of you who have not been able to get a look before the property is leased.  For this we apologise, however we are doing our best to manage this unprecedented situation.

We are also being inundated with requests to lease sight unseen.  We understand many of you are desperate to secure a home, however it is Trove policy that preference will be given to applicants who have viewed the premises.  This is so that we can be assured that you are aware of the properties condition and that you are certain that it meets your needs.  This saves a lot of heartache for you and us!
