We are always conscious of the costs of having your property vacant and always work hard to source the best possible tenants in the quickest time.
Since the implementation of wonderful software called 'inspect real estate' we have successfully been reducing our vacancy times. Inspect Real Estate allows tenants to book inspection times that suit them, or request alternate times 24/7 - no waiting to speak to an agent. It also sends sms and email reminders of inspection times, with application forms and interactive map links to make applying and finding the property easy. Other benefits of the system are that we can easily communicate with large numbers of prospective tenants about new listings, and keep our landlords informed in real time on actual listing inquiry with great, easy to read reports.
Recently realestate.com (which drives on average 75% of our rental inquiry), provided us with awesome statistics on our leasing performance v's the rest of the market which we are pleased to share with you. Please note that our policy is not to remove a property from the internet until a deposit has been paid by the tenant to secure the tenancy, so days on market are actually less than reported figures below.
