Rental stats and rent reviews: the strength of data in property management

It’s been a difficult couple of years for tenants. We have seen many weekly rents skyrocket alongside record low vacancy rates, making finding a home even more challenging due to supply and demand limiting property availability. All the while, the cost of living continues to rise in the background.

Whilst no one anticipated how huge of an impact the pandemic was going to have on residential rental rates and the subsequent low vacancies across the nation, the team at Trove have been working tirelessly to generate new business, securing new listings for our growing wait list of qualified tenants desperate to get a roof over their heads.

Through this experience it has become even more evident that data-driven decision-making remains one of the most important factors in property management.

Our reliance on the very latest in accurate property insights is paramount in informing our ongoing suburb trend investigations and rental market appraisals. In turn, this data provides a roadmap for our annual rent review process.

As part of the rent review process, Trove conducts a full assessment of the property, this includes suburb rent trends - median and average rents being achieved in a suburb over the past year and in particular 3 months - accessible community amenities, comparable properties and an in depth assessment of the specific features relevant to each property.

In performing a rent review it’s also important we get a visual on how the property has changed over time. When looking at similar properties we take into consideration the level of finish and condition to ensure it’s a fair comparison.

In South Australia, rental increases can only be made once a year and tenants must be provided 28 days notice of rental increase for a fixed term tenancy, and 60 days written notice of a rental increase in a periodic tenancy.
