Five tips for writing a winning tenancy application

Gone are the days of mountains of pen-to-paper tenancy applications – which means spilt drinks, ripped corners and kid’s vegemite fingerprints that could have previously sent a red flag to application assessors are now mitigated!

Trove Property Management’s online system for collection of tenancy applications has streamlined the process for tenant and property manager alike.

With a highly competitive rental market and available properties in high demand, here are some tips and tricks that may provide a tenancy application with a winning edge. Our experienced Trove Property Managers have compiled their top five recommendations.

1. Ensure your application is complete! When you need your application to stand out, those that get looked at first are those that are complete!  Ensure that all your ID documents are uploaded and all the application fields are completed, including the contact and email fields of your referees.  Importantly it is also crucial to prove your income, so ensure you detail ALL sources of income and upload the supporting evidence.  This information is crucial to ensure your affordability can be assessed, your ID verified and your application can be processed.  The more information you provide, the better!

2. Pre-contact your references so they expect the reference request email and understand how important it is for them to complete it promptly to finalise your online application. Forward them a link to your favoured property so they know what it is you’re looking to secure and can provide references to support exactly that.

3. Include a cover letter! Whilst this is not mandatory, a letter introducing yourself to your potential landlord on a more personal level can set you apart from other applicants and increase your chances of securing a rental. This can be especially important if you have any special circumstances that may need to be taken into consideration, i.e. a four legged friend!

4. Know your rental history!  If you have been a tenant it is important to upload a copy of your rental ledger and any other helpful information like a copy of your most recent routine inspection report.  Your rental ledger is a document that reports all payment transactions related to your lease agreement and is a crucial piece of evidence to support that you have a good financial record and a great history of paying your rent on time.

5. Don’t delay if you find the perfect place! Get your completed application with all your supporting documents submitted as quickly as possible.  Those that are at the top of the list that are fully completed will be seen first. In this climate where there are large volumes of applicants received for every property, this may well put you ahead of the pack!
